Gateshead Regeneration Partnership submits plans for 440 new homes across four key sites
Gateshead Regeneration Partnership is set to transform four key sites across the borough, delivering much-needed homes for local people and helping to tackle housing shortages with a mix of private sale and affordable homes.
The four development sites are Beacon Lough East (High Fell) with 125 homes, Elisabethville (Birtley) with 106 homes, Dixon Street (Dunston and Teams) with 81 homes, and Brandling (Felling) with 131 homes.
Gateshead Regeneration Partnership is a consortium involving Gateshead Council, housebuilder Vistry and affordable housing provider Home Group.
Councillor Martin Gannon, Leader of Gateshead Council, said:
"Delivering the homes Gateshead needs is one of our top priorities, and this marks a major step forward. We're taking long-neglected sites and providing high-quality, energy-efficient homes that local families can afford.
"This investment will not only tackle housing shortages but also create places where people are proud to live, with a mix of housing choice and affordable options that strengthen our communities."
Across these sites, residents can expect a mix of one bedroom apartments and two, three, and four bedroom houses. The developments together will include more affordable homes than the usual local planning policy requirement, alongside homes for private sale.
Planning decisions are anticipated in early spring 2026, with construction expected to begin later in the year. Work will take approximately two to three years, depending on site size.
These developments will regenerate derelict sites that have suffered from anti-social behaviour, creating safe, attractive housing options.
All homes will meet the new Future Homes Standards, ensuring high energy efficiency and sustainability. This investment significantly increases the supply of good-quality housing and affordable homes, addressing local housing needs and supporting regeneration across the borough.
Alongside much-needed housing, the project will provide skills and training opportunities to support local residents.
