High Street South regeneration moves forward

Next week, our elected members will confirm the council's commitment to the High Street South regeneration project - a bold vision to transform the town centre and create a vibrant, thriving place for residents, businesses, and visitors.
The report outlines a revised boundary and confirms that the council will continue to purchase land for redevelopment and that it wants to proactively engage with the remaining owners of properties within the boundaries of the revised scheme.
Our vision is to radically transform the centre of Gateshead and to provide new homes for people of all ages and new spaces for local services. The intention is that the emerging regeneration proposals and investment at High Street South will improve the perception and performance of Gateshead Town Centre, creating a space for residents and users of the town centre to enjoy.
To take forward this vision, the council have revised the project boundary originally proposed in 2019 and look to take forward the project with a single phase of acquisition, covering the entirety of the revised boundary. These revisions will enable much-needed improvements to the area for Gateshead residents. The Council are keen to reiterate that the intention continues to be to acquire property interests by agreement, in the hopes of increasing the pace of the project, and the use of compulsory purchase powers will be a last resort.
As progress is now being made on acquisitions, and with adoption of the Exemplar Neighbourhood Masterplan in 2023, the Council's next step is to begin the process of appointing a developer to bring forward the redevelopment of High Street South in line with the Councils aspirations.
Councillor Leigh Kirton, Cabinet Member for Economy and Communications, said: "The Council is committed to delivering this exciting regeneration project for Gateshead and will make the necessary resources available to make it happen. We have financial resources approved to complete the acquisition and demolition of properties and land and if required, the use of compulsory purchase powers will be a last resort. The new revised boundary and phasing will enable the Council to accelerate the project timeframe and minimise the period of disruption to nearby residents and businesses."
We are looking to reengage with residents, businesses, land and asset owners in the area and will provide regular updates on progress. Following the outcome of the Cabinet meeting 20th May 2025 regular updates will be provided on the page below.
