New 252 home development planned by housebuilder for key Gateshead site

Taylor Wimpey Clasper Village site

Housebuilder Taylor Wimpey is submitting a planning application for a 252-home development scheme at Clasper Village in Gateshead, after working in partnership with Gateshead Council to bring the site forward.

The housebuilder will regenerate the elevated site overlooking the River Tyne, with the land being prepared for development using £3m of funding secured through North East Mayor Kim McGuinness.

The application will seek full planning consent for a mix of one to four-bedroom homes, including 15% to be bought by the council, alongside new access routes, landscaping, and improvements to the public spaces.

The homes to be bought by the council will be two thirds for affordable or social rent and one third for affordable sale, such as Shared Ownership.

Situated within walking and cycling distance of both Gateshead town centre and Newcastle city centre, the proposals have been designed to encourage sustainable travel and maximise access to green and natural space.

New pedestrian and cycle routes, areas for recreation and carefully integrated landscaping form a central part of the masterplan.

The proposals were developed in collaboration with north-based P+HS Architects, who worked closely with Taylor Wimpey to develop a strong design vision for the scheme, focusing on a walkable neighbourhood with strong connections to green space and the riverside setting.

The site also sits close to Staiths South Bank, the established and award winning neighbourhood previously delivered by Taylor Wimpey, with the plans promising a new chapter for Gateshead's riverside regeneration.

Mark Fletcher, Land and Planning Director at Taylor Wimpey North East, said:

"Submitting our plans for Clasper Village marks a significant milestone for this site.

"Working in partnership with Gateshead Council and the North East Mayor, our proposals will deliver a thoughtfully designed neighbourhood that reflects the character of the riverside while creating new opportunities for people to live close to the centres of Gateshead and Newcastle.

"Subject to planning approval, we look forward to seeing this new community take shape in the years ahead."

Nathan Sanders, Studio Principal and Lead Architect at P+HS Architects in Newcastle, said:

"Clasper Village has been designed as a people-first neighbourhood, with walkable streets, strong links to the riverside and shared spaces that encourage community life."

Samantha Allcott, Strategic Director for Housing, the Environment and Healthy Communities, said:

"We are really pleased to reach agreement with Taylor Wimpey to bring this fantastic site forward.

"Their plans for new homes are just what this area needs, as we move our housing regeneration programme onwards.

"The new residents here will benefit from the newly re-landscaped Askew Road, providing a tree-lined route into the centre of Gateshead and towards the Quays and the lively Railway Quarter."

North East Mayor Kim McGuinness said:

"We're getting on with delivering new homes where families want them most, in the heart of our towns and cities where we can create stronger communities close to jobs and opportunity.

"Our £3million commitment to Clasper Village will help unlock the full potential of a site that has sat unused for too long, and is part of a much bigger transformation for Gateshead we're leading through new homes at the Old Town Hall, new space for business in the Railway Quarter and £24m to make Gateshead Quays home to a world-class arena.

"Together these investments will create hundreds of new jobs and a town centre local people can be really proud of, as we accelerate regeneration throughout the Newcastle-Gateshead area, the North's most exciting urban growth programme."

Clasper Village forms part of Gateshead's wider regeneration plan which was published in Autumn 2025,  delivering new homes alongside improved public space and green infrastructure.
