Gateshead Council unveils £311m housing investment plan

More than £311 million will be invested in council housing across Gateshead over the next five years, as Gateshead Council sets out ambitious plans to upgrade existing homes and significantly expand the supply of new affordable properties.

The funding, which will come from the Council's Housing Revenue Account and Capital Programme budgets, represents one of the largest commitments to council housing in Gateshead in recent years.

A substantial share of the funding will focus on modernising and maintaining the Council's existing 18,000 homes, making sure they remain safe, warm and compliant with the latest standards, including:

  • £85m in estate-based major works, including replacement kitchens and bathrooms, electrical upgrades, £20m for heating improvements, and £2m for new windows and doors
  • £20m to improve insulation and install green technologies, supporting progress towards Net Zero and helping tenants reduce energy use
  • £23m in wider stock improvements, including upgrades to communal areas, CCTV and door entry systems, alongside major and minor adaptations to help residents live independently
  • £5m in building safety improvements, ensuring continued compliance with fire, gas and electrical safety regulations
  • £7m in garages and estate improvements, enhancing neighbourhood environments

The remaining funds are dedicated to new housing, acquisitions and estate regeneration. This includes:

  • new council housebuilding on existing and newly identified sites, helping to increase the supply of genuinely affordable homes
  • acquisition of additional properties, enabling the Council to bring homes back into use more quickly and respond flexibly to local housing need
  • estate regeneration and redevelopment, including work to address poor-performing or uneconomic stock where long-term investment costs outweigh rental income

By combining new build with acquisition and regeneration, the Council aims to deliver a mix of housing types and tenures to meet the needs of families, older people and vulnerable residents — supporting sustainable neighbourhoods and long-term community stability.

Councillor Chris Buckley, Cabinet Member for Housing at Gateshead Council, said:

"This is a major commitment to council housing in Gateshead. We are investing heavily in both our existing homes and in building new ones because we know how important safe, warm and high-quality housing is to people's lives.

"The £132 million we are committing to new homes and regeneration will allow us not only to build new council houses, but also to acquire properties and reshape estates where needed. That means more affordable homes for local people and stronger, more sustainable communities.

"From improving energy efficiency and strengthening building safety, to delivering modern, high-quality new homes, this programme is about securing the long-term future of council housing in Gateshead."

The investment will be kept under regular review to ensure the plan remains deliverable and continues to meet the needs of residents.
