No Access Policy summary

This summary provides an overview of our full No Access Policy.

Purpose

  • Explains why we need access to your home for repairs and safety checks.
  • Makes clear what happens if we can't get access and why this matters for your safety.

Key principles

  • We need access to keep your home safe and in good repair.
  • We will give you reasonable notice and arrange appointments at convenient times.
  • We will listen to your needs and make adjustments if you are vulnerable.
  • We will explain clearly what happens if access is not given and work with you to avoid this.
  • We will take legal action or forced entry only as a last resort.

Objectives

  • Gain access to carry out essential repairs and safety checks.
  • Use a fair process with multiple attempts before taking legal action.
  • Work with tenants to overcome barriers to access, including support for vulnerable households.
  • Reduce missed appointments and keep homes safe.

Measuring success

  • Repairs and safety checks completed on time.
  • Higher percentage of successful access on first appointment.
  • Fewer missed appointments and reduced need for legal action.
  • Tenants feel informed and supported about why access is important.
  • Positive feedback from tenants who needed extra help to provide access.

What this means for you

Allowing access is part of your tenancy agreement.

We will always try to agree a convenient time and make reasonable adjustments if needed.

If you don't give access after repeated attempts, we may:

  • Recharge costs for missed appointments (£35)
  • Take legal action or force entry in serious cases (for example gas safety, fire risk)
