Report a dangerous building or structure

We have the authority to deal with buildings, structures, or parts of buildings or structures that are considered to be dangerous. All reported dangerous structures are dealt with as a matter of priority.

Buildings and structures may become dangerous due to:

  • old age, deterioration and neglect
  • storms
  • fires
  • impact by vehicles

Dangerous structures may include:

  • roofs with major structural defects that are a danger to passers-by
  • unsafe chimney stacks
  • loose masonry on the outside walls of a building
  • unsafe boundary walls, railings, or fencing
  • buildings damaged by fire
  • damaged signage or hoardings
  • damaged bridges

It is the owner's responsibility to take care of their building but, in some cases, we may need to take action.

If a dangerous building or structure is on private property, a Building Control surveyor will inspect it and where possible the owner and occupiers of the premises will be informed.

If the property is council owned, action may be taken by staff other than Building Control.

Section 77 (opens new window) and section 78 (opens new window) of the Building Act 1984 give us power to deal with buildings or structures which are a danger to the public.
