Reporting high-rise building safety incidents
Under new building safety laws, we have to report certain fire or structural safety issues in multi-storey blocks to the Building Safety Regulator (opens new window).
This is called 'Mandatory Occurrence Reporting' (MOR) and is a statutory requirement under the Building Safety Act 2022 (opens new window).
Definition of a mandatory occurrence
This term is used for specific types of risks that could cause death or serious injury to a substantial number of people living in high-rise buildings.
Examples of mandatory occurrences:
- faulty fire-safety systems (such as fire alarm or sprinkler systems)
- damaged or faulty fire doors
- blocked fire escapes, corridors or exits
- anything that might cause a fire to start or spread in the building
- poorly completed building work that could make the building unsafe
- cracks or other structural issues with the building, including to balconies or walkways, which could lead to a total or partial collapse of the building
Please report any concerns to us, so we can assess whether it is a mandatory occurrence or not. We will rectify all building safety concerns even if they do not need to be reported to the Building Safety Regulator (opens new window).

How we will manage your building safety issues
We will investigate your issues quickly and thoroughly, fixing any problems as soon as possible. We will record the findings and recommendations and, if necessary, report them to the Building Safety Regulator (opens new window).
Our investigation will include:
- identifying the root cause of the issue
- recommendations to prevent it from happening again
- identifying if it is happening in any other high-rise residential buildings
