The site is situated off Clayton Terrace Road in High Spen which is located within the metropolitan borough of Gateshead. It is situated to the rear of West Street and is adjacent to Garesfield golf course. The site is located approximately 8 miles from the Intu Metrocentre and approximately 12 miles from Newcastle Upon Tyne City Centre.

The site is marketed on behalf of the Trustees of Garesfield Golf Club and Gateshead Council who are the registered freehold 'owners' of the site.

The site measures approximately 1.63 ha (4.05acres) and is currently overgrown with shrubbery in part. The site slopes down from the north to south and adjacent to the southern boundary is the 12th fairway of the golf course. It is currently used in part for grazing of horses and part allotment gardens.

The site has views to the south over the golf course and Chopwell Woodland Park and to the North of the site views over High Spen Park.

Ground conditions

A preliminary environmental risk assessment has been carried out and is available for prospective purchasers. In addition a Consultants Coal Mining Report has been obtained and is also available to prospective purchasers. The Coal Authority website identified that the site is situated within a Development High Risk Area.

Town planning

The site has been identified within the Core Strategy and Urban Core Plan for Gateshead and Newcastle Upon Tyne as the High Spen (West) Village Growth Area Allocation. The Core strategy sets out the principles of development and the required infrastructure for delivery of the site.

The site is seen as one of a number within the borough to achieve the Councils Thrive Agenda in particular for housing, economic growth and creating sustainable communities.

The Core Strategy identifies that the site would be suitable for approximately 42 dwelling houses including a mix of predominately family dwelling houses.

In addition, the Council offers a dedicated pre-application advice service providing advice aimed at helping submit a complete and accurate planning application which complies with the relevant plans, policies and guidance.

The property is to be sold freehold with vacant possession.

Disposal terms

The property is shown edged red on the plan.

The site is approximately 1.63ha (4.05 acres) in extent.

The purchase is subject to all existing covenants and rights of way.

The purchaser will be required to obtain all necessary Planning and Building Regulation Consents for his proposals.  

Each party to bear its own costs in connection with this transaction.

The owners of the site will expect the preferred bidder to adhere to a strict timescale for the sale of the site. 

Should the preferred bid be unconditional, exchange and completion of contracts will be expected within 10 weeks of the offer being accepted. If the preferred bid is conditional on planning then a specific timescale will need to be adhered to including a deadline for submission of a planning application from the date of preferred bidder status.

1. Financial offer

The submission should clearly state the capital sum(exclusive of VAT) being offered to Gateshead Council and the Trustees of Gateshead Golf Club for the freehold. This must be your best offer for the site. The Council or the Trustees are not bound to accept the highest offer made, or any offer, and will accept no responsibility for any costs incurred by any party in connection with their submission of an offer whether successful or not.

Note: The price offered should reflect any conditions attached and these should be clearly stated. Offers will be reported to both the Council and trustees at the earliest available date.

Interested parties will be notified of the owners decision as soon as possible after that time.

2. Supporting Information

A. Details of the person(s) or company that is offering to purchase the freehold interest. For a company, you should include details of the full company name, registration number, registered address and contact details for the individual submitting the offer. For individuals, you should include details of your name, address and contact details;

B. The applicant must provide detailed information to confirm their funding arrangements not only for the acquisition, but also any refurbishment;

C. Description of the proposals and where relevant any indicative drawing(s);

D. Details of the overall timescale required to complete the transaction including submission of planning application and commencement of development.

Delivery of offer
