Office and workshop

The site is located in Gateshead just off Durham Road (A167) which is the main road through Low Fell. It is situated next to Mulberry Park which is a private gated residential development and adjacent to theNorthbourne Care Home. Access to the site is off Durham Road via a private road that leads to the subject site and Mulberry Park.

The site consists of three buildings including a yard area and was last used to provide office, workshop andstorage accommodation for an outdoor activity organisation.

The buildings comprise of the following approximate floor areas:

  • Office and workshop 288sq.m (3,100sq.ft)
  • Office and storage 481sq.m (5,177sq.ft)
  • Garage and store 182sq.m (1,959sq.ft)

The site measures approximately 0.17 hectares (0.41 acres). The floor areas have been taken from currentfloorplans and based on a Gross Internal Area.

Submission of offers

The following information is required:

1. Financial Offer
The submission should clearly state the capital sum (exclusive of VAT) being offered to Gateshead Council for the site. This must be your best offer for the site. The Council is not bound to accept the highest offer made, or any offer, and will accept no responsibility for any costs incurred by any party in connection with their submission of an offer whether successful or not. The capital sum offered should reflect any conditions attached and these should be clearly stated. Offers will be reported to the Council at the earliest available date. Interested parties will be notified of the Council’s decision as soon as possible after that time.

2. Supporting Information
A. Details of the person(s) or company that is offering to purchase the freehold interest. For a company, you should include details of the full company name, registration number, registered address and contact details for the individual submitting the offer. For individuals, you should include details of your name, address and contact details.
B. The applicant must provide detailed information to confirm their funding arrangements not only for the acquisition, but also any refurbishment or redevelopment proposed.
C. Description of any proposed alterations and where relevant any indicative drawing(s).
D. Details of the overall timescale required to complete the transaction.

Please note: The Council accepts no responsibility for any expenditure incurred by an interested party in relation to the submission of an offer.

Delivery of offer

All offers should be delivered to the Civic Centre no later than noon, Wednesdsay 4 April 2018. Offers should be submitted in a sealed envelope using the address label which can be obtained upon request.

Disposal Terms

The property is shown edged red on the plan with access road shown coloured brown.

The site is approximately 0.17 ha (0.41 acres) in extent.

The purchase is subject to all existing covenants and rights of way.

The purchaser will be required to obtain all necessary Planning and Listed Building Regulation Consents where applicable.

Each party to bear its own legal costs in connection with this transaction.

The Council will expect the preferred bidder to adhere to a strict timescale for the sale of The Courtyard. Should the preferred bid be unconditional, exchange and completion of contracts will be expected within 10 weeks of the offer being accepted. If the preferred bid is conditional on planning then a specific timescale will need to be adhered to including a deadline for submission of a planning application from the date of preferred bidder status.


The Service Director, Legal Democratic & Property Services for himself and the vendor(s) or lessor(s) of this property whose agent he is gives notice that:

1. the particulars are set out as a general outline only for the guidance of intending purchasers or lessees, and do not constitute partof, an offer or contract

2. all descriptions, dimensions, references to condition and necessary permissions for use and occupation, and other details aregiven in good faith and are believed to be correct but any intended purchaser or tenants should not rely on them as statements orrepresentations of fact but satisfy themselves by inspection or otherwise as to the correctness of each of them

3. no person in the employment of Gateshead Council has any authority to make or give any representation or warranty in relationto this property.

The Freedom of Information Act 2000

The contracting Council is subject to the provisions of the Freedom of Information Act 2000. As part of the Council’s duties under the Act, it may be required to disclose information forming part of your offer/bid/ tender or proposal to a third party upon reasonable request.

If you consider that any of the information provided in your offer/ bid/ tender or proposal is commercially sensitive (meaning it could reasonably cause prejudice to your organisation if disclosed to a third party) then it should be clearly marked on each sheet or the cover sheet or labelled as “Not for disclosure to third parties” in your offer/ bid/ tender or proposal together with valid reasons in support of the information being exempt from disclosure under the Act.

The Council will endeavour to consult with you and have regard to your comments and any objections before it releases any information to a third party under the Act. However, the Council cannot be held liable for any loss or prejudice caused by the disclosure of information that has not been clearly marked as “Not for disclosure to third parties” or where no reasons are provided to support a request to withhold its disclosure.

Money Laundering Legislation

The Council will need to comply with the anti money laundering legislation and will take all necessary steps to comply with the legislation.
