Staithes South Bank has helped to raise housing design standards in Teams

It is close to the centre of Gateshead and Newcastle, and is within easy access of the Team Valley Trading Estate.

Homes in the area are of good quality and new developments, particularly Staithes South Bank, have helped to raise design standards in the neighbourhood. The area's historic character remains in tact through buildings like St Cuthbert's Church and streets like Tynevale Terrace.

Teams has a strong sense of community spirit, and very well-used facilities at Bensham Grove, Eslington Park and the Adventure Play Centre.

Neighbourhood Action Plan

The Teams Neighbourhood Action Plan identifies the main challenges facing this neighbourhood as:

  • Not enough neighbourhood facilities or access to shops
  • A poor pedestrian environment, especially subways and footbridges
  • Too many rented flats that aren't popular and attract anti-social behaviour
  • Communities that are split or cut off by roads, railways and industrial sites
  • Poorly designed homes
  • Derelict buildings and gap sites that blight the area

We've developed a number of projects to tackle these problems and improve conditions in the wider neighbourhood over the next 10 to 15 years. These projects are:

  • External block improvements
  • Neighbourhood management
  • Selective demolition of a small number of properties
  • New build houses to offer larger family homes
  • Better regulation of private sector landlords and tenants
  • New and improved open space

Changing places

Lots of work has already been done to improve conditions in Teams.

So far we've:

  • Relocated several households to new homes
  • Cleared Tyneside properties at Dixon Street, Bensham Crescent and Corbitt Street to make way for new build homes
  • Improved housing at the Racecourse Estate and Lower Teams
  • Worked with local Street Representatives to improve the quality of life in the neighbourhood
  • Transformed properties through the block improvement scheme
  • Worked with landlords to improve the management of private rented properties and tenants
