The Exemplar Neighbourhood is expected to set an example in terms of residential led regeneration. This major redevelopment proposal covers approximately 100 acres close to Gateshead town centre. Taking in an area from the edge of Gateshead town centre to the Felling bypass and Sunderland Road, the new neighbourhood will create hundreds of new homes on ‘brown field’ land.
The purpose of the Exemplar Neighbourhood Supplementary Planning Document (SPD) is to set out, with reference to saved UDP policies (and the emerging Core Strategy and Urban Core Plan), development principles for residential led development, ensuring high quality design and encouraging innovation in the Southern Gateway.
This SPD provides an analysis of the neighbourhood in its current form as well as supplying guidance on how the neighbourhood could be developed, including indicative layouts. Deliverability and interim uses are also explored in terms of how land is dealt with as the area evolves between clearance and rebuild stages.
This SPD should be referred to by any interested land owner or developer who intends to develop within the Exemplar Neighbourhood boundary.
